Summary:

 Offers grants up to $2,500 for closing costs or down payments. Available to current military members and eligible veterans.

Utah First-Time Homebuyer Law Enforcement Officer Grant Program

Administered by: Utah Housing Corporation

Summary:

 Provides forgivable grants to qualifying law enforcement officers. Grants up to 3.5% of the purchase price or $25,000.

 Must meet certain qualifications and occupy the home for five years.

FirstHome Mortgage Loan Program

Summary:

 Offers lower-interest mortgages for qualifying first-time homebuyers.Helps buyers potentially qualify for down payment assistance.

CDCU Down Payment Assistance

Summary:

 First-time homebuyers planning to purchase from July 2024 onward should note that when funds are available, the program offers a forgivable, zero-interest loan for down payment assistance. 

Restrictions:

 To qualify, your income must be below 80% of the area median, with a debt-to-income ratio between 45% and 50%. You'll need cash reserves for one month's housing costs and commit at least $1,000 towards purchasing a home, complete a homebuyer education course, and select a home within Salt Lake City or Taylorsville city limits. 


BRAG First-Time Home Buyer Program

 Offers up to $3,000 in down payment or closing cost assistance. Available to first-time buyers in specific Utah counties.

Summary:

 Provides up to $7,500 in down payment and closing cost assistance. Available to first-time buyers in Logan City limits. 

Restrictions:

 Put down at least $500 to get a $5,000 base grant. Get an additional matching grant up to $2,500 for extra down payment funds. Only for single-family, existing homes (no condominiums).

Summary:

 Offers up to $20,000 in loans for down payment assistance or closing costs. Available for all homebuyers, including specific professions like teachers and city employees.

Summary:

Davis County Homeownership Assistance

Summary:

 Offers grants of up to $50,000 for first-time homebuyers. Grants do not have to be repaid unless the home is sold or refinanced for ineligible reasons.

 Income restrictions and other criteria apply.



NeighborWorks Down Payment Assistance Program

Administered by: Neighbor Works Salt Lake

Summary:

 Available for first-time homebuyers in Salt Lake City or Murray. Offers forgivable loans up to $40,000 or $85,000, depending on location.

 Must meet income requirements and complete a homebuyer education course.

Summary:

 Provides assistance through the Chenoa Fund for FHA loans. Helps cover the minimum down payment required for FHA loans.

Summary:

 This program allows buyers with a credit score of at least 620 to purchase homes with down payments as low as 3%. Those with a credit score of 680 or higher get the best interest rates. Buyers can use their own funds, gifts, or down payment assistance programs for their down payments. 

Restrictions:

To qualify, you need a credit score of 620 or higher, meet income requirements, and if you're a first-time homebuyer, you must take a homeownership education course.

Summary:

West Jordan, Utah $10,000 First Time Home Buyer Grant Program

Summary:

Offers up to $10,000 for first-time homebuyers in West Jordan. Can cover half of the down payment or closing costs. 

Restrictions:

Requires occupying the home for at least five years to have the grant forgiven.   


Utah Rural Housing Zero Down Program

Summary:

Offers 100% financing for low to moderate income households in rural areas. No down payment required.  

Restrictions:

Requires meeting income limits, credit score of 640, and property requirements.  


Utah Housing Score Loan

Administered by: Utah Housing Corporation

Summary:

For borrowers with credit scores below the usual requirement. Offers down payment assistance up to 4% of the FHA first mortgage loan.   

Restrictions:

In Utah, to qualify for an FHA loan, you need a minimum credit score of 620 for purchasing a home. You can receive up to 4% of the initial loan amount as Down Payment Assistance (DPA). These loans are available statewide with income limits and require a debt-to-income ratio under 45%. Completing Homebuyer Education within 90 days of closing is mandatory. There's a maximum income cap of $95,800, and no limit on the home purchase price.  


Utah Housing HomeAgain Loan

Summary:

For first-time buyers or those who previously owned a home. Can be used for up to 6% of the FHA first mortgage loan for down payment assistance.   

Restrictions:

Requires a minimum credit score of 660 for purchase loans

Summary:

Available for first-time buyers and previous homeowners. Offers down payment assistance up to 6% of the first mortgage amount.

Requires a minimum credit score of 700.

Tooele County $10,000 First-Time Buyer Program

Administered by: Tooele County Housing Authority

Summary:

Usage: Assistance with down payment and/or closing costs. 

Availability: First-come, first-serve basis. 

Forgiveness: Forgiveness over five years of residency 

Restrictions:

No home ownership in the last three years. Minimum $1,000 contribution required.  HUD-approved homebuyer education course required. Visual inspection for safety and health concerns 


Salt Lake City Neighborhood Home Grant

Summary:

Amount: Up to $39,000.

Usage: Deferred loan/grant for single-family home purchased. Forgiveness: Forgiveness over time with residency 

Restrictions:

Must purchase within Salt Lake City boundaries. Grant amount determined based on closing needs. HUD-approved homebuyer education course required. Must meet income limits 


Davis County $5,000 Home Buyer Grant

Summary:

Amount: $5,000. 

Usage: Closing costs and/or down payment.

Forgiveness: Forgiveness over five years  

Restrictions:

No home ownership in the last three years. Single-family homes, condos, townhomes eligible. Minimum homebuyer contribution required. HUD-approved homebuyer education course required. Visual inspection for safety and health concerns   


Clearfield City $7,500 Homebuyer Grant Program

Summary:

Amount: Up to $7,500 

Usage: Down payment and/or closing costs. 

Forgiveness: Forgiveness over seven years 

Restrictions:

No home ownership in the last three years. Single-family detached homes, condos, townhomes eligible. Minimum homebuyer contribution required. HUD-approved homebuyer education course required. Visual inspection for safety and health concerns 


Chenoa Fund Forgivable Soft Second

Summary:

Amount: 3.5% or 5% of purchase price.

Usage: Down payment.

Forgiveness: Forgiveness after three years of on-time payments  

Restrictions:

Must qualify for an FHA loan. Must meet income limits. Owner-occupied only. Minimum FICO score required
